CUMBERLAND COUNTY’S 2026 PROPERTY RATIO AT 70.36% AS NEXT REAPPRAISAL LOOMS

The Cumberland County Assessor’s Office recently received the 2026 ratio study results from the Tennessee Division of Property Assessments, showing the county’s overall median ratio at 0.7036. This means current property values on file are approximately 70% of actual market value, or about 30% below current market levels—a normal occurrence between countywide reappraisals, as assessed values remain locked in until the next reappraisal in 2027. Compared to neighboring counties at similar points in their cycles, Cumberland County’s ratio is actually stronger (Putnam 0.6242, Roane 0.6162, White 0.6023), suggesting its values are more closely aligned with the market and possibly indicating some stabilization in local property values.

However, the lower ratio has a negative impact on elderly homeowners, disabled residents, and disabled veterans who qualify for Tennessee’s property tax relief program. Because the relief benefits are reduced in roughly the opposite proportion of the ratio, qualifying recipients will see their tax relief payments decrease by about 30% this year, even though their actual property tax bills remain unchanged. This creates a real financial hardship for those who rely most on the assistance. The Assessor’s Office is taking this seriously and is exploring alternative reappraisal methods in the future that could help eliminate this ratio issue so that eligible residents can receive the full benefit they’ve earned.

Looking ahead, the county’s next countywide reappraisal is scheduled for 2027, using 2026 sales data to set new values. The local market appears to be stabilizing somewhat after recent growth, which may help moderate potential increases. Importantly, this ratio does not indicate that properties were assessed incorrectly, and Tennessee’s certified tax rate law helps protect taxpayers by requiring a revenue-neutral tax rate after reappraisals, preventing automatic tax hikes from updated values.
