LAWNVILLE ROAD REZONING PUBLIC HEARING POSTPONED

The public hearing for the proposed rezoning of a 58-acre property on Lawnville Road in Kingston from A-2 (Developing Agricultural District) to R-4 (Planned Unit Development), originally scheduled for Wednesday Oct. 15th, has been postponed, with an informational community meeting planned in the coming weeks to allow residents to learn more, ask questions, and voice concerns.
A petition on Change.org with 578 signatures at the time of this writing opposes the rezoning (REZ2025-105), which the petition says would develop 171 duplexes (342 units). The petition argues the project is inconsistent with surrounding A-2 and R-1 neighborhoods, lacks public sewer infrastructure, risks groundwater contamination, and violates county subdivision regulations.
Additionally, the petition claims no traffic impact study was submitted, and Lawnville Road cannot handle the estimated 2,265 additional daily vehicle trips. It says the proposal contradicts the 2025 Roane County Long-Range Strategic Plan, which prioritizes preserving agricultural lands and directing high-density development to areas with existing utilities.
The petition argues that approval could lead to unplanned sprawl and costly infrastructure extensions, prompting the petition’s call for denial.
